CHICAGO — Cabrera Capital Partners (CCP), a Chicago-based real estate firm, has been selected to develop a new $24 million industrial facility in the city’s Stockyards Industrial Corridor, marking a significant reinvestment in Chicago’s 12th Ward.
The firm will partner with The Missner Group on the project at 1924 W. 46th Street, which was awarded through the City of Chicago Request for Qualifications (RFQ) process. The development will transform 8.2 acres of formerly vacant, City-owned land into a modern, flexible industrial building designed to accommodate a wide range of tenants and employment uses.
Once fully leased, the facility is expected to generate up to 120 permanent jobs, adding to ongoing economic revitalization efforts on Chicago’s South Side.

The planned facility will span more than 124,000 square feet and feature a 32-foot clear height, multiple storefront configurations to serve tenants of varying sizes, and 21 trailer stalls. Its flexible design is intended to support a diverse user base, including distribution, food supply, building materials, and event production companies.

Pending necessary approvals, construction is anticipated to begin in late 2026, with completion expected in late 2027. The Missner Group will serve as the general contractor, and Ware Malcomb has been named the project architect.
